    Dr. Szumilo is one of Europe's leading voices on AI applications in real estate. As Director of UCL's prestigious Bartlett Real Estate Institute and an academic visitor to the Bank of England, he bridges cutting-edge academic research with practical industry applications. His recent publications, including "AI: real estate's new roommate – the good, the bad and the algorithmic," have shaped industry discourse on artificial intelligence adoption. His expertise spans real estate economics, finance, and sustainable development, with work featured in leading journals and media outlets including the Financial Times, Harvard Business Review, and Bloomberg Businessweek.

    Head of Data & Innovation, Generali Real Estate

    Costanza Balboni Cestelli is a technology leader and data scientist with over a decade of international experience across the consumer, technology, and real estate sectors. She has led complex projects and transformation initiatives across Europe, Latin America, and Asia, bringing together technological expertise and strategic insight to drive innovation and impact. She currently heads the Data and Innovation team at Generali Real Estate, where she launched City Forward® — an AI-powered location intelligence platform that is reshaping real estate investment decision-making. Prior to her role at Generali, Costanza held strategic positions at Ericsson, Ferrero, and KPMG Advisory, contributing to cross-sector innovation and digital transformation. Her earlier work as a quantitative economist included roles at IFAD and the Italian Ministry of Foreign Affairs. She holds a Distinction in Policy Management and Quantitative Methods from the University of Manchester, as well as an MPhil from the University of Pisa and CNR. In recognition of her contributions to technology and innovation, she was named among Repubblica’s 50 Italian Women in AI in 2024 and included in the 2025 Nova 111 Talent List Italy.
